The location of a home is the primary determinant of its price, but homeowners can affect the price by curb appeal and specific upgrades.
Home Renovations That are Poor Investments
Experts, like realtors Dave and Carol Nishihara in California, agree that certain home improvements, despite personally benefiting the owners, will not add much monetary value. If a homeowner doesn't intend to live in his house for the long-term, he may want to forgo these upgrades.
For example, turning a bedroom into an office will affect the description of the number of bedrooms in a real estate listing. The square footage will be the same, but a three-bedroom house is priced lower than a four-bedroom, so it's best to keep the extra bedroom a bedroom. Also, wall-to-wall carpeting will not add value to a home. Floor covering is a personal choice, and many buyers prefer to choose their own carpet. Hardwood floors and porcelain tile are today's hottest trends, and neutral colors will please a greater range of buyers.
